Detailed below is our simple step by step guide to renting a property from LentinSmith;
Step 1 - Register your interest
The first step is to register with us either by calling us on Harrogate 01423 817777 or Leeds 0113 245 6050 so you can let us know your property requirements, or simply register your requirements online.
Step 2 - The search begins
With a clear understanding of your property requirements we will match your criteria to the properties we have on our database and shortlist a selection of properties for you. In order to secure a property, we recommend an early viewing.
Step 3 - Accompanied viewings
We're open at times to suit you; we will endeavour to make your viewings at a convenient time for you.
Step 4 - Property Application & References
Once you've identified a suitable property, we will run through our tenant application with you and take an application fee from you to secure the property.
The application will provide us with details of your referees, so that references can be applied for and your information will be forwarded to the landlord for acceptance. Normally, this will include your employer, any former landlord and a character reference. In addition, a credit check will be undertaken. Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities.
If the tenancy does not go ahead, because you decide not to go ahead or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application, this fee will not be refunded. However if the landlord declines the tenancy the full amount will be refunded.
Step 5 - Rental paperwork
Once the landlord confirms that they would like to proceed and we have your move in date, we will draw up your tenancy agreement, forming an agreement to be signed by both parties.
We will also complete an inventory of the contents and condition of the property prior to commencement of the tenancy. This will be supplied to both the landlord and tenant.
Step 6 - Rent and deposit
You will be required to deposit with us an advance rental payment (usually 1 month) and your rental deposit (which varies dependent on the size and specification of the property, please speak to one of our advisors in this regard) before the commencement of the tenancy.
The rental deposit will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report. As per recent legislation, where relevant, your deposit will be held by a third party as part of the Tenancy Deposit Protection Scheme.
You will be required to set up a standing order to pay your rent monthly either to LentinSmith or directly to your landlord. We will fill out the documentation with you when you sign your tenancy agreement.
Step 7 - Completion
Once we have completed the previous steps we will hand over the keys and you can move into your new home.
