Landlord Services
We offer 2 levels of services to landlords; Let Only or Full Management. Whichever service you go for, we will market the property with the same proactive approach. The only difference is what happens once a tenant has been found:
Full Management Service
For each property advertised we would:
- Carry out a market appraisal to ensure we achieve the maximum market value.
- Advertise on all major property portals unlike a lot of other agents who don’t do this – Rightmove, Zoopla, On the Market, Prime Location.
- Vet all incoming enquiries to confirm suitability and conduct viewings.
- Carry out comprehensive professional references on all applicants and right to rent checks.
- Ensure property is fully compliant (gas certificate, electric safety certificate, EPC, CO and smoke alarms) and arrange any necessary compliance works. Ensure landlord complies with their statutory obligations.
- Draw up tenancy agreement and tenancy pack ensuring tenants receive fully compliant documents.
- Carry out written and photographic inventories.
- Lodging deposits within a government approved scheme.
- Advise all utilities of change of tenancy.
Whilst in tenancy our services include:
- Liaising with tenants directly on any issues that arise and arranging necessary works with contractors.
- Ensuring compliance is kept up to date.
- Visiting the property every six months to carry out routine inspections.
- Pursuing non payment of rent and advice on rent arrears action.
- Collect and remit monthly rents.
- Carry out rent reviews annually so that the rent meets current market value and send out section 13 notices.
When a tenant moves out:
- Carry out move out inspection to ensure the property is left in a good condition based on our original inventory.
- Deposit dilapidations negotiations.
Let Only
Our let only service is suitable for the hands on landlord who enjoys the day to day management of their property or portfolio. We will market and find you a suitabke tenant includuing referencing.
